Roof Repair or Replacement: What Should You Consider?
A leak does not automatically mean you need a new roof. The decision depends on the roof's age, overall condition and the extent of the problem.

Is the issue local or widespread?

Ask for the affected area and the rest of the roof to be considered together. A quote should make clear what is included and what remains outside the proposed work.
Consider the roof as a whole
Roof coverings, flashings, ridge details and drainage work together. The condition of one part can affect another. Access, roof shape and any previous repairs also influence the most sensible option.
If replacement is recommended, ask why a repair would be insufficient and what the new roof specification includes.
